Give the project an exact identity

Before comparing finishes or views, record the project’s exact name, developer and identifying details. Similar marketing names and multiple phases can make a conversation less precise than it seems. Ask which building, phase and unit the proposal concerns, and keep the documents together. This article offers an editorial research checklist; it does not assess any developer or recommend a purchase. Begin with the distinction between a brochure and a property enquiry, then make every subsequent question specific enough to receive a documented answer.

Use the official project-status route

Dubai Land Department provides a Project Status Enquiry service and directs users to Project Status, also called Mashrooi, in Dubai REST. Its page also provides a search by project name or number. [1] Use the official route to identify the relevant project and record what the service actually reports, together with the date checked. Do not turn a status result into a prediction of future completion or investment performance. An official record answers a defined question; your wider decision still requires the applicable documents and careful interpretation.

Put verbal statements into a question list

During a viewing, separate visible features from promises about future delivery, rental demand or surrounding development. For each important statement, note who made it, what document supports it and what remains uncertain. Request the proposed payment timetable and clarify the scope of any quoted costs before comparing alternatives. If a term is unclear, seek an explanation from the relevant authority or an appropriately qualified adviser before committing. Ownership, residency and living arrangements should stay separate even when they appear together in a sales presentation.

Read, return and compare

Review the file away from the viewing environment. Does the proposal still fit your purpose when the photographs are removed? Which questions now have evidence, and which still depend on an expectation? Dubai Real Estate — The Professional Handbook by Gabriel Nicolaev – CyGuru is the related book destination below. You can also follow the CyDubai project link for property enquiries. Neither a book link nor an attractive presentation replaces the verification needed for a particular transaction. A useful next step is simply a better second conversation, with the unresolved items clearly written down.
